Hootenanny Hill ~ part of our past, but not forgotten.
CHICKEN COOP: Currently the coop houses 3 chickens but can handle up to 5. The coop is 4'x4'x4' (not including the peak of the roof). Fully insulated to keep em' warm in winter and cool in summer. Connected to it's own solar array with a batter behind the structure. The nesting box is large enough for two separate nests (though now it is open). There is a separate section in the nesting box where I keep chicken supplies (Blue Kote, Waxolene, sprays, etc. They are a ramp they easily come down and in winter to directly into their "solarium". SOLARIUM: The solarium is a 8'x12 high tunnel, we set up for the chickens to be able to be in on cold winter days or during the rainy Springs should they decide to do so. Lined with cozy straw on the floor (which I use then in Spring for extra garden compost) and bales along the edges to keep out any extra winds. They love it! Having warm little chicken feet winter - they haven't complained yet!
OUTHOUSE: Hootenanny Hill has (in my opinion) one of the cutest composting outhouses in Steuben County. It's wonderful having this clean and charming unit so close to the gardens and barns as you'll be spending lot's of time out on the land. This outhouse is about 4'x4', with a diagonal roof so you can capture rain water for the rain-barrel for washing hands in the tiny stainless sink. The box which houses composting buckets is vented on both sides to draw any air out of the outhouse.
Can you see yourself cooking down maple sap on your own property. An easy rocket stove set up works wonderfully and you can reap the rewards.

Due to being off-grid, this property will NOT be easy to get a bank-loan for (in our experience). This would likely have to be a cash deal. While we continue to work toward the final improvements, this is an “as-is” sell.
We are not able to provide owner-financing and renting the property is not an option at this time.
